What is Land Transaction Tax (LTT) in Wales?

For people buying a home, land or commercial property in Wales.

Land Transaction Tax (LTT) is the tax you pay when you buy property or land in Wales. It replaced Stamp Duty Land Tax in Wales from 1 April 2018.

  • On a home, there is no LTT on the first £225,000 if you do not own other property.
  • Main rates above that are 6%, 7.5%, 10% and 12%.
  • Higher rates apply if you buy an extra home, starting at 5%.
  • There is no first-time buyers' relief in Wales.
  • You must send a return and pay within 30 days of the day after completion.

What LTT is

Land Transaction Tax (LTT) is a tax on buying property or land in Wales over a certain price. It replaced Stamp Duty Land Tax (SDLT) in Wales on 1 April 2018. The Welsh Revenue Authority (WRA) collects it for the Welsh Government.

If you buy in England or Northern Ireland, you pay SDLT instead. In Scotland, you pay Land and Buildings Transaction Tax.

Who pays and when

The buyer pays. You must send an LTT return to the WRA and pay the tax within 30 days of the day after completion.

You do not need to file a return if you buy a freehold property for less than £40,000.

Main residential rates

These are the rates in force in 2026. They apply if you are buying a home and do not own another one. You pay each rate only on the part of the price in that band.

There is no first-time buyers' relief in Wales. First-time buyers pay the same main rates.

Higher residential rates

Higher rates usually apply if you buy an extra home. The Welsh Government has an online checker to see if they apply to you. These rates have applied since 11 December 2024.

Worked examples

Example 1: home, £300,000 (main rates)

  • First £225,000 at 0%: £0
  • Next £75,000 at 6%: £4,500
  • Total LTT: £4,500

Example 2: home, £450,000 (main rates)

  • First £225,000 at 0%: £0
  • Next £175,000 at 6%: £10,500
  • Last £50,000 at 7.5%: £3,750
  • Total LTT: £14,250

Example 3: second home, £200,000 (higher rates)

  • First £180,000 at 5%: £9,000
  • Last £20,000 at 8.5%: £1,700
  • Total LTT: £10,700

Non-residential property

For commercial property and land, the first £225,000 is at 0%. Then it is 1% up to £250,000, 5% up to £1,000,000 and 6% above that.
