How do I get my title deeds from the Land Registry?

For home owners and buyers in England and Wales who need proof of ownership or a copy of their deeds.

In England and Wales, HM Land Registry does not keep original paper deeds, but you can download the title register, which shows who owns a property, for £7.

  • The title plan, showing the location and general boundaries, also costs £7 online.
  • Official copies, which can be used as legal proof, cost £11 each.
  • Copies of older deeds cost £11 each, if HM Land Registry has a scanned copy.
  • Copies of deeds cannot be used to prove ownership.

Title deeds and the title register

People often say "title deeds" for any paper that proves who owns a home. In England and Wales, registered homes are recorded on a register kept by HM Land Registry. The key documents are:

Example: you want the title register online, then copies of 2 deeds. That is £7 plus 2 times £11 (£22), so £29 in total.

How to get your title register

  1. Search the register on GOV.UK by address or location.
  2. Pay £7 to download the title register or title plan.
  3. If you need an official copy, for example for a court case, fill in the official copies form and post it with the fee to: HM Land Registry, Citizen Centre, PO Box 7806, Bilston, WV1 9QR. You should get it back in less than a week.

If the property does not show up, it may not be registered. You can ask for an index map search.

How to get copies of old deeds

HM Land Registry does not keep original paper deeds. It only has scanned copies of documents marked as "filed" on the register.

  1. Download the title register (£7) to check what documents are filed.
  2. Fill in the deeds request form using the title number.
  3. Pay £11 for each document.

If no scanned copy exists, you will get nothing back. Copies of deeds cannot prove ownership. Use an official copy of the title register for that.

If your home is not registered

You must register land or property with HM Land Registry when you buy it, are given it, inherit it, get it in exchange for other property, or mortgage it. Leases with 7 years or less left usually do not need registering.

Protect your home from fraud

You can sign up free for Property Alerts. HM Land Registry alerts you if someone applies to change your property's register, such as taking out a mortgage on it. This is worth doing if your home is empty, you live abroad, or you own a home with no mortgage.

If you live in Scotland or Northern Ireland

  • Scotland: land is registered with Registers of Scotland, not HM Land Registry.
  • Northern Ireland: Land & Property Services runs the registry. You cannot search online, so contact them by email or phone. An uncertified copy folio is £7 and a certified copy is £17.
